Case Study 1
We were appointed to manage all Commercial Property and Facilities Management requirements of one of the UK's largest maintenance engineering companies, who occupied offices, factories and depots throughout the UK & Ireland.
How the client benefited:
- Over the course of our long term relationship, we were instrumental in defining and shaping the long term property strategy, working closely with the Main Board of Directors.
- We were clearly able to demonstrate that we assisted in making savings to all property costs both capital and operational of between 10% and 20%.
- All supplier service levels were enhanced.
- We reduced the operational property portfolio by over 60%, this included, disposals for redevelopment, sale of freeholds, lease expiries and negotiated surrenders and effective space management.
- The client was able to have immediate Director level access 24 hours a day 365 days a year.
- Managed the entire process and significantly enhanced the sale proceeds, above book value of a freehold disposal (circa £2 million).
- We helped the client treat and understand the property as an asset - not a burden.
Case Study 2
We assisted a large multi national company to identify and acquire a 100,000 sq ft warehouse combined with 50,000 sq ft offices on the perimeter of Heathrow.
We were then appointed to undertake the effective complex engineering management of the buildings infrastructure. This included an automated stock retrieval system that encompassed some five miles of both manual and automated shelving, controlled by a sophisticated Robotic Collection System.
How the client benefited:
- We demonstrated innovative engineering solutions to reduce staff and costs, working closely with both the client and local union representatives.
- Encouraging a detailed knowledge transfer programme from installers to maintainers, thus saving a substantial annual six figure sum in years two, three and beyond.
- Implementing a continuous improvement programme between all sub-suppliers and the clients own management and operational staff.
- Committing to the delivery of a complex service level agreement that required the constant 24 hours availability of the Robotic systems, permitting the clients spare parts to leave the logistics' warehouse within 20 minutes of an order being received.
Case Study 3
In the last twelve months we have be appointed to undertake a strategic review of the occupational office properties of three large corporate clients. These studies are generally prompted by an event - namely a major lease expiry or break option.These in-depth studies included the following elements
- Analysis of existing leases, directly associated costs and use of space
- One-on-one interviews with key members of staff and the completion and consolidation of the feedback from staff questionnaires
- Establishing future growth and 'generic footprint' of a hypothetical new building
- Releasing a confidential client requirement to the market to thoroughly explore the cost and availability of alternative accommodation that meets the anticipated need of the business and the demographics of the staff that will be affected by any relocation
- NPV models are then produced to compare the current financial position with any number of strategic options that represent a solution
- The client has the benefit of a truly independent, Director level, point of contact for the entire project.
- A firm that will not only identify the most appropriate strategic solution, but also has the experience and commitment to take responsibility for the implementation of the agreed solution.
- This might include renewing the existing lease with more flexibility for the future.
- Alternatively, it might result in managing the exit from the existing building and the relocation to a new one, including all the space planning, project management and actual fit out of the new offices
